Overview
Owning rental property is a team effort. Our job is to handle the day-to-day details — tenants, maintenance, and compliance. Your role is to set the foundation so we can do that effectively. When both sides do their part, tenants are happier, problems get solved faster, and your investment grows in value.
Why It Matters
Think of it like a relay race: you hand us the baton, but we can only run at full speed if you give us what we need at the start. Clear insurance coverage, accessible funds, and upfront property info keep things smooth. Without them, we spend time chasing details
What We Ask of You
Keep Insurance in Place
Life throws curveballs. To protect you (and us), we ask every owner to maintain at least $1 million in liability coverage and add Furlo Property Management as an additional insured. That way, if something big happens, you’re not exposed.Fund Repairs & Maintenance
Properties need ongoing care. We’ll handle scheduling, vendors, and coordination — we just need you to make sure your reserve account has enough funds (we require at least $500). If something major comes up, we’ll check in before moving forward.Share Property & Tenant Info
At onboarding, we’ll ask for copies of leases, tenant contact info, and your completed Property Knowledge Worksheet. This saves us from coming back with 20 small questions and helps us hit the ground running.Stay Transparent About Risks
If foreclosure, bankruptcy, or big financial changes are on the horizon, please let us know right away. Surprises here make it harder to protect your property — and silence can force us to end the agreement.Respect the Lane Lines
Tenants need consistency. If they reach out to you directly, kindly point them back to us. We’ll keep you fully updated, but this avoids crossed signals and keeps communication clean.Follow the Law
Oregon has strong landlord-tenant rules. We’ll keep you compliant, but owners are still legally responsible. The most important piece? Don’t enter your property without proper notice. We’ll coordinate all tenant communications and inspections for you.
