These are the practical, everyday rules that keep your tenancy running smoothly. We’ve simplified the legal language into plain English so you know exactly what’s expected.

Clear rules prevent misunderstandings and ensure your home is safe, comfortable, and well-maintained. Following them helps protect your deposit and keeps the community respectful.
Key Points Covered
Rent: Due on the 1st of the month, considered late after the 5th. Paid through DoorLoop (secure, trackable, and free to use). Expect increases about every 2 years to match rising costs.
Lockouts & Keys: First lockout is free, each one after is $100. If you lose a key, locks are replaced immediately at your expense. Keys are special order; request extras through us.
Repairs & Maintenance:
Report issues via DoorLoop (preferred, with photos/videos) or by text, call, or email.
Hazardous issues fixed within 3 days.
In an urgent situation (e.g., leak, power outage), you may call a professional directly; we’ll pay or reimburse.
Emergencies: For fire, unsafe situations, or threats — call 911 first. Emergency numbers are also listed in your lease.
Smoke Detectors: Don’t tamper. Fee is $250 if disabled. Report chirping alarms; we’ll replace batteries or units.
No Smoking: Absolutely no smoking of cigarettes, marijuana, or anything else on the property — applies to tenants and guests.
Entry Policy:
We coordinate with you, usually over text, with at least 24-hour notice.
Sometimes notices are posted on your door if a repair vendor is coming.
Expect occasional water/safety checks — these help us spot issues you may not have noticed.
Move-Out Notice: Standard 30-day notice required. If you move out earlier and we re-rent the unit, you may receive a refund for unused days.
Security Deposit Return: You’ll get instructions and a checklist at move-out. Our goal is to refund your full deposit if the unit is left clean and undamaged.
Mold Prevention:
Use fans while cooking or showering.
Report leaks quickly.
Clean with mold-killing products.
Oregon’s climate makes mold likely, so prevention is key.
Change of Address: Update USPS, banks, insurance providers, online accounts (e.g., Amazon), and voter registration when you move.
