We use DoorLoop to manage all owner payments and monthly statements. This gives you a simple, transparent way to track rent collected, expenses paid, and your distributions.

Why It Matters

Instead of waiting for email updates or wondering what’s happening, you’ll always have access to clear, real-time financial info about your property. Statements make it easy to see where every dollar goes.

How Payments & Statements Work

  1. Tenant Payments

    1. Rent is collected (usually through DoorLoop).

    2. Once cleared, it shows up in your account.

  2. Expenses

    1. Any maintenance, vendor bills, or management fees are logged in DoorLoop.

    2. You’ll see them itemized on your monthly statement.

  3. Distributions

    1. After rent clears and expenses are paid, the net proceeds are sent to you.

    2. We process owner distributions by the 20th of each month (or next business day).

  4. Monthly Statements

    1. Statements are available online in DoorLoop, and you can export them to PDF or Excel if you prefer

      1. Rent collected by unit.

      2. All expenses and fees.

      3. Your reserve balance.

      4. Net amount distributed to you.

For Your First Distribution Payment

  1. Once the first distribution is initiated, you’ll receive a notification email telling you that a payment is “pending,” with instructions to enter bank details.

  2. After the payment is sent/finalized, it’ll show up in DoorLoop under Outgoing Payments. You’ll also see it on your monthly owner statement. 

  3. You can export statements to PDF/Excel, or log in via the portal to see the transaction detail (which property, which units, what deductions).

  4. If you prefer a specific payment method (check vs. ePay), let us know from the start.

  5. Ask us to walk you through the first one (we’ll gladly jump on Zoom to set it up) so you feel confident.

What to Do If Something Looks Off

  • Log in to DoorLoop and check the detailed statement.

  • Compare with your bank deposits (sometimes timing can cause a short delay).
