Discovery & Setup 
Review your goals (cash flow vs. long-term hold).
Collect leases, tenant info, and the Property Knowledge Worksheet.
Confirm insurance and reserve funds.
Transition
Transfer existing leases and deposits into our trust account.
Review property condition and schedule initial inspections.
Set up systems (DoorLoop, vendor coordination, accounting).
Tenant Communication
Send transition letters introducing Furlo PM.
Provide rent payment instructions and maintenance request process.
Share our contact info for ongoing support.
Stability & Reporting
First monthly statement delivered by the 20th.
Conduct a 90-day inspection to ensure tenants and property are on track.
