From time to time, we may need to enter your home for inspections, maintenance, or other legitimate reasons. This article explains why these visits happen, how much notice you’ll get, and what to expect.

Why It Matters

We both want your home to stay safe, well-maintained, and in good condition. Routine visits help catch small issues before they become big problems, while respecting your privacy and legal rights.

Why We Do Routine Inspections

  • Preventive Maintenance: Look for small leaks, safety issues, or wear-and-tear that might need attention.

  • Safety and Compliance: Confirm that smoke and CO alarms have batteries, exits are clear, and there are no obvious hazards.

  • Lease Compliance: Ensure the home is being used as agreed (no unauthorized occupants, animals, or major alterations).

How We Provide Notice

  • Advance Notice: We’ll provide written notice (per Oregon law and your rental agreement) before non-emergency entries. Notice will typically include:

    1. The date and approximate time window, and

    2. The reason for entry (inspection, maintenance, appraisal, etc.).

  • Emergency Exceptions: In an emergency that threatens life or property (fire, active leak, etc.), we may enter without prior notice to address the issue.

What to Expect During an Inspection

  • Length of Visit: Most routine inspections take 15–30 minutes, depending on the size of the home and any issues found.

  • What We Look At:

    1. Basic condition of walls, floors, windows, doors, and appliances.

    2. Signs of leaks, moisture, or pests.

    3. Functionality of smoke/CO alarms and other safety devices.

  • Your Presence: You’re welcome to be there, but you don’t have to be if you’re comfortable with us entering using our key.

  • Follow-Up: If we find items that need attention, we may:

    1. Create maintenance work orders, or

    2. Contact you about correcting certain lease-related issues.

How to Prepare for an Inspection

  1. Secure pets and let us know if any animals may need special arrangements.

  2. Ensure walkways are reasonably clear so we can access key areas.

  3. If you know of issues (like a slow drip or broken outlet), jot them down so we can address them.
