Trash, Recycling, and Bulk Disposal

Overview

Proper trash and recycling habits keep your home, neighbors, and community cleaner and safer. This article explains how to handle everyday trash, recycling, and larger or unusual items.

Why It Matters

Overflowing bins, loose trash, and abandoned items can attract pests, cause odors, result in fines, and incur extra charges. Clear guidelines help you avoid those headaches and keep the property pleasant for everyone.

Everyday Trash

  1. Use the Right Bins

    1. Place household trash in the designated garbage bins or dumpsters.

    2. Always use trash bags and tie them securely.

  2. Pickup Schedule

    1. Your lease or move-in information should include service days; if not, ask us or check the local hauler’s website.

    2. Roll bins to the curb (where applicable) no earlier than the allowed time and bring them back promptly after pickup.

  3. Inside the Home

    1. Don’t let trash pile up indoors — it can attract pests and odors.

    2. Clean up spills and food waste promptly.

Recycling

  1. Follow Local Guidelines:

    1. Only place approved items in the recycling bin (usually clean paper, cardboard, certain plastics, and metals).

    2. Do not put plastic bags, food-contaminated containers, or hazardous materials in recycling.

  2. Rinse Containers: Give cans, bottles, and containers a quick rinse to reduce smells and pests.

  3. Flatten Cardboard: Break down or flatten boxes so they fit neatly in the bin.

Bulk Items and Special Materials

  1. Furniture, Mattresses, and Large Items

    1. Do not leave large items in common areas, by dumpsters, or on the curb unless it’s an approved bulk pickup day.

    2. Contact the local trash hauler or a junk removal company to schedule pickup — or reach out to us for guidance.

  2. Electronics, Paint, and Hazardous Waste

    1. These usually cannot go in regular trash or recycling bins.

    2. Check your local city/county website for instructions or drop-off locations.

  3. Yard Waste (If Applicable)

    1. Follow local rules for yard debris bins or bagging.

    2. Don’t dump leaves, branches, or clippings in common areas or neighboring yards.

If There’s a Problem

  • Overflowing or Missed Pickup: If trash service is missed or bins are overflowing despite proper use, let us know through your tenant portal.

  • Illegal Dumping: If you notice someone dumping items at the property, report it with as much detail as you safely can (date, time, description).

  • Pest Concerns: If you see increased pest activity, submit a maintenance request so we can evaluate and address it.
