Depending on your rental and lease, you may be responsible for some or all of the lawn and yard care. This article explains what that typically includes and how to keep the yard in acceptable condition.

Why It Matters

A well-maintained yard keeps the property attractive, avoids HOA or city notices, and protects you from extra fees or lease violations. It also helps maintain property value and keeps neighbors happy.

Check Your Lease First

Your rental agreement spells out who is responsible for:

  • Mowing the lawn,

  • Watering,

  • Leaf cleanup, and

  • Snow or ice removal (if applicable).

Some properties include professional landscaping; others expect tenants to handle basic yard care.

Typical Tenant Responsibilities

(If your lease assigns yard care to you, it often includes:)

  1. Mowing & Edging

    1. Keep grass at a reasonable height (often in the 3–6 inch range).

    2. Mow often enough to prevent overgrowth and weeds.

  2. Watering

    1. Water lawns and plants as needed to prevent dead patches, subject to local restrictions.

    2. Adjust watering during very hot or very wet periods to avoid damage.

  3. Weed Control

    1. Pull or treat weeds in flower beds, walkways, and driveways.

    2. Avoid harsh chemicals unless allowed; follow product instructions.

  4. Leaves, Branches, and Debris

    1. Rake leaves and pick up branches regularly.

    2. Use appropriate bins or bags for yard debris according to local guidelines.

What We Expect the Yard to Look Like

  • Grass trimmed, not excessively tall.

  • Walkways, driveways, and patios reasonably clear.

  • No large piles of debris or trash in the yard.

  • Landscaping and trees not heavily pruned or removed without permission.

If You Can’t or Don’t Want to Handle Lawn Care

  1. You may be able to hire a lawn service at your own expense, as long as they meet our standards.

  2. If you’re struggling to keep up, contact us early — we may be able to suggest options or clarify expectations.

  3. If we must send vendors to correct ongoing neglect, charges may be billed to you as allowed in your lease.
